The Northwest MLS publishes its Rules & Regulations to members only, so we do not reproduce or paraphrase specific NWMLS rule text here — we cannot tie it to a public primary source. What is publicly documented and applies to NWMLS members: the National Association of REALTORS® Code of Ethics. Standard of Practice 12-10 requires REALTORS® not to manipulate listing content — including images — in a way that produces a deceptive or misleading result. Presenting a virtually staged or digitally altered photo without disclosing the alteration is the kind of misleading presentation SOP 12-10 addresses. Read our SOP 12-10 explainer →

Four concrete deliverables per job.
- Disclosure-labeled export with virtual-staging disclosure wording applied on or adjacent to every altered image.
- Unaltered original hosted at a permanent public URL the broker can include in the listing remarks.
- A compliance certificate that can’t be quietly changed — an HTML certificate plus a tamper-proof fingerprint of every file — documenting the disclosure applied and when, if a board or brokerage ever asks for the history.
- A dated record of every change. Every step on the listing — upload, overlay applied, certificate generated, re-rendered after revisions — is timestamped and shown on the verification URL, so the full history of every image can be seen months after the listing closes.
